|CASE NAME: Giana Roca v. Litton Property Management, Inc.
CASE NSMENVO2251.
SC-100, Item 3
(This form must be attached to another form or court paper before it can be filed in court.)
Defendant owes plaintiff money because:
My belongings stored at Santa Ynez Self Storage were extensively damaged by rodent infestation, including urine, feces,
nests and even a dead mouse. Despite notifying the general manager and walking the facilities manager through our unit in
January 2024 to show them the damage which was acknowledged, my many attempts to discuss compensation with the
owner were unsuccessful. Subsequently, I’ve threatened legal action, but the defendant has denied my claim. Specifically,
we disposed of 67 piles of clothing, each containing 10 articles, and calculated an estimated value of $6.50 per article. The
articles of clothing ranged in value from $5 to $65. The estimated value we are seeking for compensation is deemed fair and
reasonable, considering the extensive damage incurred.
Additionally, | am requesting compensation of $232.00 for my rent in December 2023 when the damage was discovered.
Grand total I’m requesting from the defendant is $7,324.30.
Amount owed is calculated as follows:
In light of the pervasive contamination from rodent urine and feces on my family’s belongings, | meticulously compiled an
itemized list detailing the damages incurred and their respective values, totaling $7,092.30. Due to the substantial extent of
the damage inflicted on our baby’s possessions, | opted to summarize the damage to clothing by accounting for the quantity
affected rather than individually itemizing each item.
| declare under penalty of perjury under the laws of the State of California that the foregoing is true and correct.
