Legally, we became the tenants of 628 E 9th Street the minute you gave us the keys.
Whether we have a lease or don't, whether the co-op board approves us or doesn't, we are
tenants.
Your tenants.
If we wanted to be assholes, we'd just squat this place. With a backlog of 26,000 eviction
cases in NYC, it would be a year, likely longer, before you or even the board could kick us
out. And there wouldn't be a thing you could do about it. Unlike Texas, NYC tenants actually
have rights here, and that's a great thing.
Lucky for you, John and I aren't assholes. We have every intention of continuing to pay our
rent and catch up on our bills. We have no ulterior designs on your apartment (which is
something you seem mighty concerned about). Between you and me, however, I think you
kind of screwed yourself there, but that's your business, not mine.
If the board ever found out you were living in Ann Arbor and that you'd been accepting rent
money under the table, they would lose their minds. You know that. Because I'm a
fundamentally decent person, I won't tell them unless I have to, but that's really up to you.
Like I said on the phone, you would be well advised to just keep taking the rent money. You
can't kick us out, and we're not leaving. Let me be clear on that.
There are a few other conditions I'd like to cover as well.
1. We are paying you $1800 a month. No more, no less. What you have to pay the coop has
nothing to do with us, and $1800 is what we originally agreed to. If you recall, it started out at
a thousand, and then kept going up, as did what you said we "owed" to the co-op board, which
was an ever-changing amount that you (not us) are actually on the hook for.
2. You will immediately send us the mailbox key. Not having the mailbox key I was legally
entitled to caused me to miss an appointment regarding my health insurance. Your behavior
there was so appalling, I can't address it without saying some very unpleasant things, so I
won't.

3. There will be no more phone conversations, secret meetings, paranoid harassment, etc.
That's over. All further communication will be done by email.
You left a copy of the bylaws of the co-op crammed in a drawer here. I read it cover to cover
before submitting it to legal counsel.
Upshot?
If I were you, I wouldn't piss us off any more than you already have.
